Once the furniture is gone, every mark on the wall and every crumb in a drawer is visible. Landlords know this, and the walkthrough is where deposits are won or lost. Here is what gets checked, in the order it usually gets checked.
Kitchen first
Inside the oven, inside the fridge, inside every cabinet and drawer. The range hood filter. The gap between the stove and the counter. Under the sink. If the appliances are staying, they should look like the day you moved in.
Bathrooms second
Grout, the base of the toilet, the shower door track, the exhaust fan cover, the medicine cabinet. Hard water marks on glass are the usual reason a bathroom fails inspection.
Then everything else
- Closet shelves and rails wiped; nothing left on the top shelf.
- Baseboards, door frames, switch plates and vents.
- Window tracks and sills, blinds dusted.
- Ceiling fans and light fixtures.
- Floors vacuumed and mopped last, edges and corners included.
- Garage swept, patio or balcony cleared.
When to book it
After the movers, before the walkthrough, with water and power still on. If you are selling, before the listing photos. If you are buying, the day before you move in, so the first night is in a clean house.
